15 STEP MARKETING PROCESS
We have
developed a 15 step marketing process that ensures our listings sell quickly
and at peak market value. On average,
our listings sell in less than 30 days! Please review the details of our process below. We would
love to assist you or someone you know with the sale of their property.
- Comprehensive
Market Analyses
This is an extensive review of your propertys immediate market, including:
target buyers for the area, average number of days on the market, primary
method of financing being used, recent comparable sales, average list
price vs. sales price, foreclosures in the area (categorized by the stage
of foreclosure Notice of Default, Notice of Trustee Sale, or Bank
Owned), and competing listings and pending sales that may affect the marketability
of your home.
- Pricing
the Property
Correct pricing of a home is vital to selling at maximum value. A
home that is under priced can be sold for less than it is worth. A home that is overpriced will sit on
the market and can be forgotten by potential buyers. Pricing is one of the
most important steps in our marketing process. We take great care and pride
in the pricing of our listings.
- Initial
Walk Through
We will meet you at your property for an initial walk through and
analysis. We will review the propertys strong and weak points. We will
come up with a strategy that highlights the strong points and down plays
the weak points of your home. If applicable, well make suggestions of things
that could be done to the property to increase marketability and profit.
- Pre-listing
Walk Through
Prior to the public listing of the home, we will inspect your property to
ensure that everything is in place and ready to present to the public.
- MLS
Presentation
This will include a detailed description of the property (highlighting
key features and strengths), showing instructions, listing information,
supplemental attachments, and a photo gallery. The listing will be
advertised on the MLS systems in San Diego, Riverside, Orange, and Los
Angeles Counties. In addition to this, the listing will be included on
Zillow.com, Realtor.com, and Craigslist.
- Instant
Email Response
We have developed a custom, property-specific email information program.
Every listing is assigned an individual email address that will be
advertised in the MLS and on all marketing materials. When a potential
buyer sends an email to the propertys custom email address, he or she will
receive an immediate response with the current status of the listing and
additional information on the property. The email response will encourage
the buyer to contact our office to set up an appointment to view your
home.
- Installation
of Signs and Lockboxes Prior to the public listing of your property,
we will have professional signs, flyers, and lockboxes installed at the
property. These items will be maintained on a regular basis to ensure all
potential buyers and real estate agents can easily locate and access the
home.
- Full
Color Marketing
Custom, full color marketing pieces will be created for your property. These
will be available in the property, in an outdoor brochure box, and at open
houses.
- Open
House
An open house will be held the week of the public listing of the
property. This will allow us to take advantage of the buzz created by a
new listing. The open house will be advertised in the MLS (all 4 counties)
and on Craigslist. Additional open houses will be held as needed. Our goal
is to get EVERY interested, qualified buyer into your property as quickly
as possible.
- Coordination
of Previews and Showings We will field all calls and emails
from potential buyers and their real estate agents to ensure quick and
easy access to the property. Again, our goal is to get every interested,
qualified buyer into your property as quickly as possible.
- Showing
Follow Up
We will track all showings of the property and follow up to identify
interested and qualified buyers. A detailed spreadsheet with the follow up
information will be sent to you weekly. Interested buyers will be
contacted whenever there is a change to the status of the property. We
will keep the property information at their fingertips so that it cannot
be forgotten as they view other homes!
- Communication We will
contact you weekly to keep you informed each step of the way. As mentioned
above, weekly contact will include a spreadsheet tracking all showings and
follow up with interested parties. This tracking system allows us to
analyze the progress of the listing and to review any changes that may be
needed to get the home SOLD.
- Buyer
Screening
Our sister company, Empire Capital Group Inc, has extensive experience
in all aspects of lending and stays up-to-date with current tax credits,
home buyer incentives and lending guidelines. This allows us to screen all
potential buyers to eliminate unqualified, time-wasting prospects.
- Offer
Presentation We
will present all offers to you and negotiate the very best price and terms
for your property!
- Closing
Coordination
We have an experienced transaction coordinator that specifically handles
the coordination of all inspections, repair requests, contingency
removals, and document signing throughout the escrow period.
